Permitting

Plans were submitted to the city on August 19th!! We're one step closer to realizing our house. Below are the floor plans that were submitted. The permitting process has largely been out of our hands, but I thought I'd share the limited info I have about the process.

Our architect, Paul, made a couple of visits to city hall prior to formally submitting the plans. Essentially he wanted to make sure that everything we needed to submit was in the plans and he wanted to address any issues/concerns sooner rather than later. He spoke to the zoning department and the arborist department. The feedback from both was valuable. We got feedback on the site plan which was lacking some info. The arborist had some feedback as well about what new trees we needed to plant and some modifications we needed to make to paved surfaces to minimize disruption to a neighboring tree's critical root zone. I've include the site plan below which, as you will see, is no joke. There's a significant amount of information on this one sheet. One thing I'd like to point out is the "Code Section" block. Our home does not conform entirely to the blanket zoning restrictions outlined in the R-5 zoning ordinance section. However, every exception is within what is allowed in varying sections of the zoning ordinance. To avoid confusion and the inevitable back-and-forth of questions, Paul thought is would be a good idea to call out the specific code sections directly on the site plan. I guess the effectiveness of this will soon be known!

The plans were submitted by Glenn, our builder,on Aug 19. The City of Atlanta uses a system call Accela which tracks permits online and allows you to see the progress.Updates are posted when they are entered.


As you can see above, our permit has been applied for and distributed for review. Based on this, we waiting on various departments to approve their sections before the permit is granted. Site development and building review have already assigned the project to individuals. Hopefully it won't take too long, but our expectations are set to around 4 to 6 weeks.
